Most boating communities in Boca Raton across Highland Beach and into Delray Beach are ungated with homes featuring deep-water docks for yachts up to 125'. New custom home constructors have converged on their older bungalow-style Mizner Addison Mediterranean single family houses for knockdown or significant renovation. As a result, 1600 square foot residences have closed at $1000 and higher per square foot under air (UA) on the canals and two or three times as much for lots facing directly on the Intracoastal. 

However, homes for sale in Pelican Harbor, located east of Federal Highway and south of Linton Blvd, reflect an entirely different trend. Prices range between $388 and $632 square feet (UA) - less than 50% of those cited above (on average).
