Aegean Boca Raton

Aegean, Boca Raton, is for condo buyers at the top of the wealth triangle. Indeed, it’s for those few condo seekers looking for mega luxury condos under the Florida sun, on the beach, and a stone’s throw away from the Boca Raton Resort and Club. Also, only a bike ride or short jog into the city’s downtown. And it’s not the pricing that distinguishes it (i.e., a touch above $1000 per square foot under-air). Why? Because many competing options substantially exceed that - for instance, Alina, Mandarin Oriental, and Royal Palm Residences - three of many (not even on the beach).
We detect a potential turnoff for many home buyers, and it’s this: Not many real estate investors for a second home (or even a primary residence) are ready to cover over $60,000 annually for HOA maintenance. That’s over $5,000 monthly for an amenities package that excludes concierge services, lobby attendants, and other cutting-edge leisure facilities, evident in the others mentioned above! So, why is that? We can think of three good reasons that buyers looking at Aegean Condos For sale should be aware of:
- The land isn’t cheap because the three big Ls (i.e., location x three) are firmly in the mix. Ocean views in front, spectacular Lake Boca behind, iconic enclaves Excelsior, Luxuria, Presidential Place, and One Thousand Ocean alongside.
- A buyer interested in these condos will be one of only eight residents in the two four-story towers - each 3000 square feet under-air (UA). So, it's a boutique enclave with a Capital B. Sure, it undoubtedly provides extraordinary privacy and seclusion, but carrying the maintenance burden amongst so few owners escalates the per condo cost to what it is.
- One condo per floor in low-rise towers no taller than an estate mansion is unique. However, more populated buildings can keep monthly HOA fees per square foot of condo ownership at between 60 cents and $1 - not $1.76. For example, the latter is a whopping 76% higher than Aragon, which we consider as one of the highest maintenance-cost communities in the area.
Another buying (and selling) obstacle we’ve picked up is that would-be purchasers can’t just sign the dotted line, pay, and become one of the exclusive residents. Instead, they require official HOA approval before closing the deal. The latter deters many who are in principle against an interview deciding if they are welcome to join the community or not.

Still, the capital appreciation driver is far from absent in this condominium. For example, a 3000 sq ft (UA) unit sold for $1.2 million eight years ago; a similar one closed at $3 million in 2025. Not bad for a 1985 development that’s thirty-seven years behind the ultra-modern blockbusters coming up all around it. So, what can you expect to get for your money?
- Expansive wraparound balconies integrate high-impact glass wall-to-ceiling doors and windows to deliver spectacular ocean, Intracoastal, and tropical foliage views.
- Although a 1985 development, some owner-commissioned upgrades have leveraged off the original upscale developer interiors (although a little dated), resulting in:
- Chef-inspired kitchens built around Sub-Zero, Thermador, and Wolf brand stainless steel appliances.
- The inclusion of imported Italian cabinetry, wood, porcelain, granite, and marble materials.
- Modern reconfigurations of the open floor plans that maximize the eye-popping views in living areas and master suites
- Super-luxurious bathrooms with floating vanities and spaciousness.
Unfortunately, the degree of contemporary conversion varies depending on owner remodeling initiatives. Check this carefully; it could impact price and put the brakes on saleability. From a community perspective, condo owners enjoy:
- Private beach via a structured walkway, plus an oceanfront pool and deck.
- Phone-in high-tech security, combined with private elevators for each condo.
- Two-car covered parking.
Boca Raton Beachfront Location
Residents’ connection to the Boca Resort and Club, hundreds of downtown Boca Raton eateries, bars, live music, and high-end shopping (i.e., Mizner Park and Royal Palm Plaza centers) is unsurpassed. It’s all on their doorstep anytime they want to leave the privacy of their home. Along with it goes every organized watersport one can imagine, golf, pickleball, and tennis. In addition, yoga, pilates, massages, banking, healthcare - all the essential metropolis conveniences are nearby. Ocean Strand park is located across Ocean Blvd. So too are international airports (two of them), a local one for private jets, and a good school district (see below.) Finally, golfers can get to 44 links within a five-mile radius.
As realtors, our mission is to broaden clients’ perspectives, pointing out viable alternatives, which our team can give you chapter and verse on if interested. For example, we know that numerous palatial condo communities in the super-luxury category offer considerably lower HOA fee rates.
Alternatives to Aegean Condos
We have no hesitation in recommending the close circle of direct beach condos such as Presidential Place, One Thousand Ocean, Luxuria, and Excelsior. And, of course, Aragon - a boutique community a little south of the A1A (worth a review). Pricing per square foot for these neighborhoods are below or the same as Aegean condominiums, but units may be bigger in many cases (thus pushing prices over $3 million).
Downtown Boca’s modern and contemporary developments are a must-see. We suggest starting with Alina, Mandarin Oriental, and Royal Palm Residences to consider mind-boggling comparative options.
How about zero HOA fees and an enviable yachting lifestyle via a SF ultra-modern new construction with a boat dock in your backyard from $2.5 million? The best neighborhoods are Golden Harbour, Bel Marra, and Boca Bay Colony.
